How To Renovating Home During Summer

Summer is a usually the time, when having annual leave from work, to renovate your home, whether to sell, rent out and stay living in it, for a new look makeover. These days, a handful of Australian television programs, such as Better Homes & Gardens gives renovating tips and ideas. Renovating to sell or renting out, ideas come from the mind with budget and economics. Renovators for selling or renting usually tight on their budget, paint or tile in conservative colours (whites, creams or yellows) and make renovations as affordable as possible, to make the place marketable enough to sell or rent with ease.

When renovating to sell or rent – colours must be conservative. For example, the buyer who is making an offer, does not like the new blue tiles into the bathroom, can’t wait to rip them out, to put green ones in.

Renovating to live in, for the new year feel good, with the new look makeover, usually comes from the heart, whereby live-in renovating comes from the heart and usually, you are loose with the budget – Prepared to spend more, just to satisfy your new look makeover satisfaction. A word of warning not to go overboard with live-in makeover renovations. The expression is, “keeping up with the Joneses”. Always do renovations and makeovers within keeping of your neighborhood. Do not ever over capitalize with your home, as you would lose money, if your home ends of being too capitalized for the local area. For example, you do not expect the grand manor of Sydney’s north shore to situate itself after makeovers and renovations in Sydney’s south western struggle street suburbs.

Where to go for renovation ideas ?  First of all, there are the Aussie television programs on renovating as mentioned, such as Better homes & Gardens, for renovations inside and out. Secondly, real estate open homes with agents each weekend is another great way. There is also shops like Bunnings, Ikea, Harvey Norman etc, great places to visit at weekends and go back home to explore your renovation ideas further. Kitchens and bathrooms are the first focus points, then painting and tiling, followed by gardening/landscaping.

Depends what comes into your mind and bring the magic touches to home renovating, depend if you have achieved a value improvement, value remains the same or if you overcapitalized to negative value.
